The Raymond Group works with a range of specialty finish materials, including Glass Fiber-Reinforced Gypsum (GFRG), Glass Fiber-Reinforced Concrete (GFRC), and Fiber-Reinforced Plastic (FRP). These materials are often used to create detailed architectural features and complex shapes that would be difficult to achieve with traditional methods.

From design coordination through installation, these systems require careful planning, precise layout, and close collaboration between project teams.

Case Study: Mingei International Museum

The Mingei International Museum in Balboa Park completed a renovation and expansion, adding more than 50,000 square feet of updated space for exhibitions and programming.

Working with Layton Construction, Raymond’s scope included metal framing, drywall, and several specialty finish systems such as cement board wall panels, GFRG ceiling panels, and metal and fabric ceiling systems.

Project Highlights

  • Custom Wall Panels
    The project included 230 cement board wall panels, each individually designed and fabricated with specific cutouts to accommodate building elements.
  • GFRG Ceiling Installation
    A total of 100 GFRG ceiling panels, each over 13 feet in length, were installed in varying widths. The layout required consistent spacing and alignment across the system.
  • Coordination of Structural Systems
    The Unistrut support system and GFRG panels were designed together to work within the constraints of the existing structure and overhead systems. Additional support points were incorporated to allow for more flexibility during installation.
  • Perforated Metal Ceilings
    Metal ceiling panels with continuous perforation patterns were installed across long spans, requiring careful alignment to maintain a consistent visual effect.
  • Integration of Multiple Ceiling Systems
    GFRG, metal, fabric, and other ceiling elements were installed together, requiring coordination across trades to ensure alignment and fit.

Project Approach

One of the primary challenges was integrating new materials and systems into an existing structure. This required a detailed shop drawing process and close coordination between teams to align layout, support systems, and clearances.

Shaking things up at UCSD! Raymond’s San Diego team, alongside Clark Construction and other trades, recently supported the University of California San Diego’s groundbreaking research on mid-rise cold-formed steel structures — studying their seismic and fire performance to help improve building codes.

Raymond stick-built the facility’s first floor, then installed wall and floor panels (produced by a Standard/Nevell joint venture) along with finish work for floors two through 10.

The UC San Diego Shake Table is the only outdoor facility of its kind in the world — and the only simulator capable of testing a 10-story building.

At Raymond, we push the envelope in technology and innovation to help our customers complete jobs more efficiently. Some of the technological innovations that we are using now are opening the door for building in a whole new way.

On current projects, AI powered tools capture 360° digital views of entire projects, flagging potential issues. Robotic layout tools take information directly from Raymond BIM models to automate the layout of floors, walls, soffits, door openings, and mechanical openings.

Electric fireproofing pumps are being utilized on projects. The machines have zero emissions, are quieter, more reliable, safer, and easier to transport.

Raymond continues to use prefabrication to save time, add value, and improve quality on our projects.

At Durango Stations in Las Vegas, Raymond prefabricated exterior panels offsite, helping to compress the schedule. Following framing fabrication and exterior sheathing, panels were delivered to the jobsite where an EIFS finish was applied on a vertical application utilizing assembled framed supports and a rolling scaffold system.

On a recent project with repetitive design features in Los Angeles, Raymond fabricated over 2000 shear walls and 500 trusses offsite, to be shipped flat and assembled as office pods on site.

 

With all our innovations and Raymond’s quality, we are building unique and exciting projects — From high end build outs for architecture firms and high end tenant improvements, to 5-star entertainment venue suites.

We are ‘building the unbuildable’ and constantly performing work in the field that we hadn’t done before.

At Horton Plaza, a new tech hub in San Diego, Raymond installed a bamboo exterior finished wall, unique in its vertical installation in lieu of standard horizontal orientation. Although the fastening system is identical, the level of difficulty in the layout process was extreme, with fastening clips centered equally. The track system supporting the clips was imbedded into a direct applied plaster finish system leaving little or no room for error.

At 8th & Figueroa, a mixed-use development in Los Angeles, Raymond participated in the design and construction of an out-of-this-world Corian waterfall grand ornamental stair spanning two levels. The stair had a total of 32 treads with a Corian “fin” at each end. As the stair ascends step by step, the Corian lengthens or lessens with it, ending at each tread’s front with a curved element while continuing curved off the other end and extending through the ceiling above.

Months of coordination and onsite reviews pave the way for the realization of these unique projects. We look forward to future innovations, challenges overcome, and the ultimate success of our customers.

Raymond’s Las Vegas region recently completed the Resorts World Theatre project, part of the Resorts World Las Vegas development. The theater is a state-of-the-art, 5,000-capacity, concert and entertainment venue with two private lounges, special access bars, and VIP opportunities. Raymond was contracted by W.A. Richardson to complete framing, firestopping, drywall, finishes, painting, wallcoverings, and acoustical ceilings and treatments.

To help fulfill the project’s scaffolding needs, Raymond partnered with Leading Edge – a full service scaffolding company that provides complete scaffolding design, engineering, erection, and dismantle services. Raymond and Leading Edge were challenged on the theater project with keeping the area below the scaffolding open and minimizing exposure of the framing and concrete work that would be going on below.

The team came up with the concept of a rolling unit to minimize the point load on the bottom cords, speed up erection and take down time, ease accessibility with ability to take a manlift directly to the scaffold platform, and open the underfloor allowing other trades to work concurrently. At Raymond we are constantly innovating and looking for safer and more efficient ways to build. We have the capability to prefabricate high performance load bearing panels to help advance the building enclosure process.

Load bearing panels can be used for buildings up to 10-stories and are delivered complete with all rough openings, headers, and bridging. They can include an Air Barrier System, and gypsum board that is installed on the walls can be any specified exterior drywall.

Recently in our Southern California facility, we have prefabricated load bearing structural framing and sheathing panels for Variel, a new luxury senior living facility comprised of three, eight-story buildings. To date, we have seen a reduction of manpower at the project site by approximately 30% and the schedule has been compressed which will allow for early occupancy of the building.

Raymond’s prefabrication process begins with Raymond’s in-house Virtual Design and Construction team, where the architectural design of the building and corresponding structural details are used to create a 3D model of the building. Through coordination efforts of all major trades, walls and floors are clash detected and blueprints for construction are processed.

From an established floor plan, panel tickets are created for construction. These tickets include all dimensions, openings, framing details and sheathing or sureboard requirements to guide the fabrication of each panel. Each panel is prefabricated per panel ticket details, to the exact specifications of the project. An extensive quality control process confirms the panel’s accuracy. Upon completion, Raymond coordinates just-in-time arrival of complete building enclosures.

The prefabrication of load bearing panels has proved beneficial in many ways. Easy installation means less labor at the project site. This reduces congestion and accidents. Scaffolding can be eliminated which removes complications and risks of working at high elevations.

Significantly for project owners, the prefabrication process allows for quicker installation which shortens the construction cycle. Buildings can become operational and begin generating revenue quicker.
